	Check-In Instructions:	4:00 P.M. Central Time or later. Occasionally delays may occur in peak season. You will find Emerald Sun's Carefree Check-in the quickest way to occupy your cottage. We give you a directional map to your cottage in advance along with your personal secure combination code, and you go directly to your vacation accommodation, non-stop from your home. If you have any questions about your reservation please do not hesitate to call 1-888-750-3554.
	Check-Out Instructions:	Check-out is no later than 10:00 A.M., Central time. Late departure will incur an extra charge. Upon your departure, please return the original key to the lock-box, leave other keys in obvious view on the kitchen counter, close all windows, and lock all doors.
	Deposit:	A minimum 50% advance payment and a $45 non-refundable processing fee for one-bedroom properties or $75 non-refundable processing fee for two-bedroom and larger properties are required within seven days from the time you make your reservation, by personal check, cashier’s check, traveler’s check, money order, MasterCard, or VISA. Please note that we will not accept advance payment by personal check for reservations that are less than 30 days from a scheduled arrival date. Also, if your reservation is less than 30 days from an arrival date, we must receive your deposit within 48 hours, or the reservation will be canceled. If you are mailing payment, please send to: Emerald Sun Beach Rentals, Inc. 3657 Scenic 30-A Seagrove Beach, Florida 32459. All rates are subject to applicable Florida State and local sales tax. We require a credit card to be held on file for a damage deposit. Your credit card will not be charged for damages unless there are damages discovered in the rental property after your departure. Balance Due: The balance is due 30 days before your arrival date, and your credit card on file will automatically be charged unless you have elected to mail some other form of payment prior to the due date. Please note that we will not accept payment by personal check for the balance due. There is no refund of advance payment OR balance due if the cancellation is received less than 30 days from scheduled arrival.
	Cancellation:	Your advance payment is refundable if the cancellation is received 60 days or more prior to your arrival date. The $45 or $75 processing fee is non-refundable. Your advance payment is NOT refundable if less than a 60-day notice is given. Special restrictions apply to reservations made within 60 days of an arrival date. Failure to send an advance payment does not assure that the reservation is canceled. Cancellations also include changes in rental property and/or change of dates within the cancellation period. Adding days to your reservation is not considered a change. Please note that you must contact the reservations office directly if you decide that you must cancel. There are no refunds or credits given for a cancellation received less than 30 days from arrival, for early departures, or for late arrivals. TO PREVENT LOSS OF RENTAL PAYMENTS WE STRONGLY RECOMMEND PURCHASING CSA TRAVEL PROTECTION INSURANCE.
	Reservations:	Reservations are made on a first come, first serve basis. When making reservations, give the total number of adults and children in your group. Each property lists the maximum occupancy—this is the maximum number of persons who may occupy the rental unit. The minimum rental period is 3-nights for most one-bedroom properties during spring break weeks and summer and no nightly minimum in other seasons; two bedroom and larger properties have a minimum three-night stay on most properties during spring break and a minimum seven-night stay during summer weeks. There is no nightly minimum on most properties in other seasons. There are a few homes with exceptions to these rules. We will not rent to persons under the age of 25 years of age. Guests under the age of 25 must be accompanied by an adult guardian or parent. Any reservation obtained under false pretense will be subject to forfeiture of advance payments and a possible request to vacate the premises. In the event the homeowner of your vacation rental terminates the rental agreement with Emerald Sun Beach Rentals or sells the home, we will make every effort to find alternative accommodations for your stay or will refund your money. Construction: There are many growing communities along the beaches of South Walton. Although we will make every effort to give prior notice of construction, it is inevitable that there will be construction that we are not aware of. There may be some noise if your accommodation is close to a construction site. Unfortunately, we cannot offer refunds or moves in the event of construction noise.
	Reservation Changes:	Once a reservation is made, a rental of a different property during the same dates, or the rental of the same property during different dates will require payment of an additional $45 or $75 non-refundable processing fee. If you change dates or property within 60 days of your arrival date, you will forfeit your 50% advance deposit made on that rental property plus the $45 or $75 processing fee. Extending an existing reservation one or several days is not considered a reservation change.
	Pets:	Pets, of any kind, are not allowed in your rental property or on the premises with the exception of designated “Pet Friendly” rental properties. If there is evidence of any kind of pet in a rental property where no pets are allowed or on the premises, a damage charge will be incurred, and you will be asked to board your pet. We will be pleased to recommend boarding facilities for your pet if necessary. There is a non-refundable $150 pet fee when you rent a pet friendly property.
	Curfew:	Seaside has a midnight curfew for guests under the age of 18 who are not accompanied by an adult.
	Keys:	A $5.00 fee, per key, will be charged to your account if the property keys are not left in the property on your departure. If an Emerald Sun Beach Rentals staff member is called after hours to unlock your property due to the misplacement of keys, there will be a $25.00 lockout charge.
	Smoking:	Smoking is not allowed in any property. Evidence of smoking will incur an automatic forfeiture of your damage deposit due to the extensive cleaning required.
	Automobiles:	Must be parked off the street: community streets must remain clear always for emergency vehicles. Some properties have restrictions on the number of vehicles. You should lock your car and property when unoccupied.
	Pools:	Most private pools with heaters may be heated from September 1 through May 31. An extra charge of $200 per week will apply on most properties. If you do not stay a week, the rate will be prorated by 7 nights except for Sea Song.
	Beach Equipment:	The safety and peacefulness of the beach are ensured by our request that there be NO JET SKIS or MOTOR BOATS brought inside our community. For safety and noise reasons, Walton County law does not allow the use of these water vehicles within 300 feet of the beach except at a few designated places that are remotely located from the beach area. Beach towels are not provided in the homes.
	Inclement Weather:	Cancellations, late arrivals or early departures due to inclement weather, road or airport closings do not warrant any refund of rent or deposit.
	Cottage Furnishings:	Most properties come completely furnished with fully-equipped kitchens, color cable or satellite TV, telephone, one set of linens per bed, one set of towels (4) per bathroom and either a washer and dryer in the property or located on the premises. Rates include housekeeping service only upon departure. Daily housekeeping service is available upon request for an additional cost. Please note that no refunds or discounts are given on household appliance or utilities failures. Emerald Sun Properties will use its best efforts to provide temporary equipment in case of a failure.
	Life's Little Necessities:	For your convenience, we have supplied you with household items such as coffee, coffee filters, dishwashing soap, bath soap, laundry detergent, paper towels, and bath tissue. If you would like us to replenish any item for you, we can do so at the cost of the item(s) along with a 17% service fee. Grocery stores are also nearby.
	Personal Items Left Behind:	Emerald Sun Beach Rentals is not responsible for lost or misplaced items. However, if notified and/or found within a reasonable time, we will be happy to ship them to you COD. Emerald Sun Properties is not responsible for loss or mis-delivery by the carrier.
	Telephone Usage:	All properties provide a telephone. Most phones have restricted long distance service. You will need a credit or telephone calling card to place a long distance call. The guest assumes full responsibility for calls made (or received) during the guest's stay. If there are incurred toll charges during your stay you will also be responsible for those charges.
	Concierge:	For those looking for adventure, our concierge can schedule world famous deep sea fishing charters, helicopter tours, dolphin or glass-bottom boat excursions. Use our bicycle rentals to tour famous Seaside and our other beautiful communities. For the avid golfer, there are over 200 holes of exciting golf located within a 30-minute drive, where your tee times can be arranged for you. For more fun on the beach, let us arrange kayaks, canoes, fishing gear or snorkel equipment. For those needing relaxation we will arrange to have you pampered with massage therapy or arrange a time for the Day Spa. Need a hair makeover, manicure, pedicure, facial, grocery deliveries or babysitting? We can take care of that too! Weddings on the beach, anniversaries at one of the award winning local restaurants or an extraordinary engagement party, which is our specialty. 	Disclosures:	Emerald Sun Beach Rentals is the agent of, and represents exclusively, the owners of the rental properties listed. Every effort has been made for accuracy in our brochure and any other printed or visual material; however, Emerald Sun Beach Rentals is not responsible for errors or omissions. Rates, property description and rental conditions are subject to change without notice. Seasons may vary for some properties. 	Terms:	Travel Protection Insurance: Travel protection insurance is available for an additional fee and may be purchased up to 30 days prior to your arrival date or before you make your final payment whichever comes first. 	Deposit Guarentee:	We require a 50% deposit on the base rental amount plus a $45 processing fee for studio and one-bedroom properties and a $75.00 processing fee for two-bedroom and larger properties.
